West Vancouver, BC Real Estate Advice For Selling Your Home

May 2nd, 2010

If you are relocating and need to sell your home in BC, you will need the advice of a West Vancouver Realtor for selling your home. Selling your home is an emotional experience, but if keeping it is not an option, you will need an open mind.

If you search for an agent in your area, they should know the neighborhood. They will be showing your house to people from out of the area, and maybe even from other countries. The potential buyers will appreciate all the knowledge they can get about the area. The agent should also be professional and pleasant to speak with. You should have a better chance of selling your house, if this is the case.

How will your agent market the home? They should have a specific strategy that they use. Ads should be in the newspapers, as well as over the internet. The photographs of the home should be superb. This greatly helps sell a house, as the interest should be there after people see the pictures of the house, inside and out.

Staging will be the next important phase to selling your home. When your agent is going to bring people to see it, it should be clean, free of any clutter, and the shades should be letting in the sunshine. A lighted house sells faster than a dark house. It may sound strange, but it is a fact. If it smells nice, this is another plus. And your family photos should not be out in the open. They should be well hidden, and out of sight. The buyer should not be distracted by the look of the people presently living in the home. The buyer is picturing their own family living there.

And by all means, do not be at the house when the agent brings potential buyers to show it. You should not be present and giving the buyers information. Sometimes this has a way of killing the deal. Let the agent you will be paying handle the showing.

In this market, you should be getting as much West Vancouver Realtor advice for selling your home as possible. Your job will be the staging of the home, and your knowledgeable real estate agent should be able to sell it for you.

A West Vancouver realtor is the best firm to contact when you are looking for housing in the local area. Additional helpful information can be found on the website at http://www.wendigustavson.com .

A Look At Canadian Real Estate And The Changes Which Are Currently Taking Place

December 21st, 2009

If you are hoping to invest, Canadian real estate is a topic which may interest you greatly. You may be surprised to learn that some key differences have come about in the recent past and that will occur in the near future that may radically change your ability to purchase properties. These include mortgage changes and taxation differences. Keeping on top of them can help you prevent costly mistakes that can set you back months or even years.

To understand the first change to the property market, you have to understand the role that the CMHC plays in determining home buying policy. They offer mortgage related services including mortgage insurance. Because they back the lenders who are mortgaging homes, they play a significant role in setting lending practices nationwide.

One of the programs that was very popular was the no down payment mortgage. This allowed first time property buyers to avoid finding the five percent of a property’s purchase price that was originally required. In fact, it was this lack of a down payment that allowed many people to afford their first property. Because of this, many people jumped on the purchasing band wagon and managed to finance their first property.

The practice was mirrored in the United States and a property boom resulted. However, in time people in the States were no longer able to afford their purchases and many of them suffered foreclosure. This was in part due to the practice of high risk lending to customers with bad credit records. Suddenly, in response to the massive foreclosures and other factors, the CMHC re-evaluated the program. It was ultimately canceled in October 2008. There are many people who are not aware that this has changed. Now, a down payment is required once again for any mortgage.

Another way that home buying was made more affordable was a longer time period in which to pay back the money. Usually the money to buy a home is paid back over a period of twenty or twenty-five years. This was extended and mortgages of up to forty years were available. This lowered the overall monthly payment so that people could afford a better home than otherwise would be possible. The forty year amortization period was also canceled by the CMHC in October of 2008.

There is a change which is coming for residents of Ontario. The government will be introducing a new Harmonized Sales Tax in July of 2010. This will combine the GST (goods and services tax) and the PST (provincial sales tax). It will mean that items which are currently not being charged PST will suddenly increase in price by eight percent. This is not as big a deal on smaller purchases but will affect the cost of buying a new home significantly. Unfortunately, it will also affect the cost of other house related expenses such as utility bills as these will now suddenly be subject to an eight percent increase as well.

As you can see, there have been some fairly significant changes to property investment in general. There will continue to be changes and so it is important to look into buying property well in advance of deciding whether or not to invest.

There Was Never A Better Time To Invest In Real Estate

September 11th, 2009

The current economic downturn and the fear of an coming recession has driven the normal real estate market, which thrived on speculation and gambling to a virtual standstill. The credit that usually sustained it has dried up as savings associations have started to massively recall their loans and to rain foreclosures down upon those who have defaulted.

A direct side effect has been the chiseling of house prices to their lowest point in a very long time as debt weary owners desiring to sell their real estate before they are foreclosed are selling their houses for far below their market value. This means that the opportunity to buy investment properties is here.

There is always a market for reasonably priced good homes even in the eye of a potentially unpredictable financial climate. Also, housing markets tend to be cyclical and prices will eventually resume normally so their current nadir, as long as it lasts, may be the end opportunity to grab investment properties at such bargain prices. The amount of property desperately on sale at more than reasonable prices fringes on the staggering.

Investors who are educated enough in real estate, are aware of market tendencies and are willing to run the risk which can be as high or low as the investor feels ok with stand to make a huge return in the middle and long term.

Whether an investor is attempting to invest in a property to flip it immediately or to fix it up before selling, this is a great time. As long as the investor is disciplined, evenhanded, methodical and not looking to make a fast and simple buck there has not been as a good of time to get valuable properties on the cheap in a long time. This is no time for speculators or unskilled investors who depend upon luck and the gift of gab. For serious businessmen, however, the opportunities are yours for the taking.

If you’re interested in real estate investing or if you want to become a real estate investor right away be sure to visit these two websites of mine you’ll find a great deal of useful resources on them.
